If you've been watching mortgage rates, last week was a big one. The average 30-year fixed climbed from about 7.03% on Monday to 7.24% by Thursday, according to Mortgage Daily. By Monday morning, Fortune's daily survey had it at 7.36%.
But the headline rate is only half the story. Here's what it means if you're thinking about buying in Zephyrhills, Wesley Chapel or Dade City this fall.
The short version: Rates are up, but so is the number of homes for sale. In Pasco County, buyers have more time, more choices and more room to negotiate than they've had in years.
Why mortgage rates jumped past 7%
The Federal Reserve raised its benchmark rate to 3.75%–4.00% at its September meeting. Mortgage rates don't follow the Fed one-for-one. They track the 10-year Treasury yield more closely, and that rose from 4.96% to 5.18% in four days last week.
The Fed meets again October 27–28. Nobody can promise where rates go from here, which is why planning around your monthly payment beats trying to time the market.

Higher rates slowed buyers down, and that shifted the balance toward you. Nationally, inventory reached a 4.9-month supply in August, the highest in over a decade, per the National Association of REALTORS®.

Prices are holding steady while homes take a little longer to sell. For buyers, that means:
- Seller concessions are back. Closing-cost help and seller-paid rate buydowns are fair asks.
- Builder incentives are worth comparing. Many new construction communities in Zephyrhills offer buydowns through a preferred lender. Compare that offer against an outside lender before you sign.
- You have time to decide. With more homes to choose from, a well-priced home is less likely to end in a bidding war.
15-year vs. 30-year: the quick math
On a $350,000 loan, the 15-year fixed was running about 0.72 percentage points below the 30-year last week. That's roughly $668 more a month, but about $309,000 less in total interest over the life of the loan (Mortgage Daily).

- Get a fresh quote. Quotes from early last week were already out of date by Thursday. Ask your lender for today's numbers.
- Ask about buydowns and concessions on every home you like, resale or new construction.
- Buy the right home, not the perfect rate. You may be able to refinance later if rates fall. You can't renegotiate the price you paid.
