Two Pasco County Communities Rank Among the Nation’s Top 20 Master-Planned Communities in 2026

Two Rivers in Wesley Chapel and Angeline in Land O’ Lakes are officially among the 20 top-selling master-planned communities in the United States — putting Pasco County on the national real estate map.

If you’ve been watching the growth happening throughout Pasco County, the latest national housing rankings offer an interesting look at just how much attention this part of Tampa Bay is receiving.

RCLCO Real Estate Consulting recently released its 2026 Mid-Year Top-Selling Master-Planned Communities report, and two Pasco County communities landed inside the national Top 20:

  • #14 Two Rivers – Wesley Chapel, Florida: 356 sales
  • #16 Angeline – Land O’ Lakes, Florida: 332 sales

Angeline’s 332 sales represent a 19% increase from 278 sales during the same period in 2025.

And these rankings are national — not just Florida rankings.

Florida Continues to Dominate the National Rankings

Florida had an especially strong showing in the report.

The #1 top-selling master-planned community in America was The Villages, with an estimated 1,800 sales through the first half of 2026.

Lakewood Ranch ranked #2 nationally with 1,064 sales and once again earned the distinction of being the country's top-selling multigenerational master-planned community.

The Top 5 were:

  1. The Villages, Florida – 1,800 estimated sales
  2. Lakewood Ranch, Florida – 1,064 sales
  3. Wellen Park, Florida – 727 sales
  4. Babcock Ranch, Florida – 659 sales
  5. Cadence, Nevada – 657 sales

Four of the five highest-selling communities in America were located in Florida.

Overall, Florida represented approximately 44% of all sales among the Top 50 ranked master-planned communities in the country.

Why the Two Rivers and Angeline Rankings Matter for Pasco County

For years, communities such as Lakewood Ranch have shown how large-scale master planning can change the way people think about an entire region.

Now we're seeing major master-planned development continue farther north into the Tampa Bay area.

Two Rivers in Wesley Chapel and Angeline in Land O’ Lakes aren't simply experiencing local growth. Their sales volume is now high enough to place both developments among the country's 20 best-selling master-planned communities.

That is significant for Pasco County.

Buyers considering Tampa Bay are increasingly able to find new-construction communities offering much more than a collection of homes. Today's large master-planned developments can incorporate trails, recreational amenities, parks, retail, community gathering spaces and multiple housing options within one overall plan.

RCLCO says this broader lifestyle and amenity offering is one reason leading master-planned communities have continued to perform well even during a more challenging national housing market.

Master-Planned Communities Are Outperforming the Broader New-Home Market

Perhaps the most interesting part of the 2026 report isn't just which communities ranked highest.

It's how these communities are performing compared with the rest of the housing market.

During the first half of 2026:

Sales among RCLCO's Top 50 master-planned communities increased approximately 2.9% year over year.

At the same time, national new-home sales were down 5.6% year over year in June.

That's an important distinction.

It suggests that even as buyers become more selective because of mortgage rates, affordability and economic uncertainty, highly planned communities with strong amenities and multiple housing choices continue to attract buyers.

Two Rivers: Wesley Chapel Continues Its Expansion

Two Rivers ranked #14 in the nation, recording 356 new-home sales during the first half of 2026.

Located in the Wesley Chapel area, Two Rivers is one of the major developments contributing to the continued eastward and northward expansion of the Tampa Bay housing market.

For buyers considering new construction in Wesley Chapel, the national ranking provides another indicator of just how much activity is occurring in this corridor.

Angeline: Land O’ Lakes Lands at #16

Just two spots behind Two Rivers, Angeline ranked #16 nationally with 332 sales through mid-year 2026.

That was up 19% compared with 278 sales during the same period in 2025.

Angeline is part of the substantial residential development taking place in and around Land O’ Lakes and central Pasco County.

Having both Angeline and Two Rivers ranked within the national Top 20 demonstrates that Pasco's growth isn't concentrated in a single neighborhood or development.

It is part of a much larger shift occurring across the county.

What Does This Mean If You're Thinking About Moving to Pasco County?

National rankings shouldn't determine where you buy a home.

But they can provide useful context.

Strong new-home sales may indicate that a community is attracting significant buyer interest, while the scale of these developments can mean buyers have a wider selection of builders, home styles, amenities and price points to compare.
