Step out the north side of Estancia, cross State Road 56, and the block you have been driving past for years is not quite the block it was in January. The Shops at Wiregrass finished a center-court refresh and stacked new tenants onto Paseo Drive. A quarter mile west, KRATE at The Grove keeps swapping container tenants faster than most residents can keep up. If you have felt like the neighborhood on the far side of Bruce B. Downs is shifting under you, you are reading it correctly.
Here is the useful frame for a resident: the Shops and KRATE are drifting in opposite directions, and that is why your Saturday looks different depending on which one you walk to. The Shops are trading up toward national beauty, fitness, and accessible-premium fashion. KRATE is where the interesting small-operator food risks are landing. Both are inside the fifteen-minute radius Estancia buyers were sold on, and both changed enough in the last twelve months that the mental map most residents carry is already stale.
Two nodes, drifting apart
The Shops opened in 2008 as an 800,000 square feet of retail, restaurants and entertainment on 67 acres, and the anchor logic has not really changed: Macy's, JCPenney and Dillard's still hold the ends, with Sephora and Barnes and Noble filling the beauty and books slots. What changed in April is the middle. The center announced a batch of new arrivals including Lululemon and Kendra Scott, following a Center Court refresh between Paseo Drive and Piazza Avenue that added new landscaping and a reworked fountain. If you last walked Paseo in early 2025, the axis between the fountain and the Hollister corner reads differently now.
KRATE is the opposite kind of place. It is a shipping-container park, 94 containers turned into restaurants and retail shops, one of the largest container parks in the world according to the operator, and it lives or dies by tenant churn. Concepts open in a former neighbor's footprint, run for a season, and hand the space to the next operator. That churn is the point.
What actually changed at The Shops
A few of the recent additions and expansions on Paseo Drive that a resident might notice on a weekend walk:

Two of these are worth pausing on. Oddfellows is not a Florida chain trying its luck in Wesley Chapel. It is a small-batch, chef-driven ice cream parlor voted "Best Ice Cream Shop in NYC," with wacky flavors like Ginger Miso, Almond Poppyseed and Honey Rosemary. That is a very specific bet on the Wiregrass shopper. And Bosphorous is the second location for the brand in the Tampa Bay area, which is a signal about where the operator thinks its dinner customer actually lives.
What actually changed at KRATE
The bigger recent story at KRATE is a vegan restaurant in a container park that is otherwise built on burgers and wings. Green Table brings plant-based comfort food to the container park, opened in the former Shake-A-Salad space, serving a streamlined menu for vegans, vegetarians and anyone looking for a healthier meal. Owner Edson Benzan-Monteiro wanted to mimic what he had noticed on a recent trip to New York, saying this gives the vegan community another option other than the four or five spread throughout the greater Tampa Bay area. Hours are a little unusual for a container-park tenant: noon to 7 Monday through Wednesday, noon to 9 Friday and Saturday, 11:30 to 4 Sunday, closed on Thursdays.
The mental adjustment for a resident is that KRATE is no longer the burger-and-wings backup plan for a Friday. Between Green Table, the counter-serve La Creación Express, and the rotating small-plates lineup, you can now build a full weekend of meals inside the container walls without repeating a cuisine.
Programming has tightened up too. A typical week at KRATE now runs Wine Bingo Night at Blush Wine Room on Tuesday, a Wine Dinner Wednesday, College Night Thursday, Country Night Friday, Family Night Saturday, and Drunk Yoga Sunday. The last Saturday of each month is Noche Latina, with special guest DJs spinning salsa, bachata, reggaeton and merengue, gates open at 7 PM, dog friendly, family friendly, no cover. If you have not been to KRATE on a last-Saturday since 2024, that is the night to try again.
One more note for anyone who commutes: The Grove is building a car wash on site. Woodie's Wash Shack is now under construction at the shopping center, inspired by a 1950s surf-shop vibe. Practical, if unglamorous.
The Saturday anchor most Estancia residents already know
The Fresh Market at the Shops at Wiregrass, established in 2012, runs on the first and third Saturday of each month, with over 80 vendors featuring fresh produce, handcrafted goods, unique gifts, and treats. Two details worth getting right, because half the residents I have talked to get one of them wrong:
- The market is year-round, not seasonal. It operates on the 1st and 3rd Saturday of each month, year-round; June through September hours are 9 am to 1 pm; October through May, 10 am to 2 pm.
- It lives on Paseo Drive, not in a parking lot. That matters because it drops you at the same entrance as Bosphorous, Oddfellows, and the expanded Club Pilates, which is the whole logic of stacking your Saturday there.
Building an August Saturday from Estancia
If you want a low-effort weekend plan that uses the changes rather than fighting them:
- Leave Estancia between 8:30 and 9. The Fresh Market opens at 9 in August, and the Paseo Drive vendors are freshest in the first hour.
- Coffee and produce at the market, then loop back through the Center Court refresh to see the new fountain treatment.
- Late morning at the expanded Club Pilates studio, or window-shop the new Lululemon and Kendra Scott build-outs.
- Cross to KRATE for lunch. Green Table if you want to try something new, La Creación Express if you want a known quantity.
- Home to Estancia to skip the afternoon heat, then back to KRATE after 7 PM if it happens to be the last Saturday of the month for Noche Latina.
That is the full weekend inside a ten-minute drive of the Estancia clubhouse at 4000 Estancia Boulevard, without touching I-75.
What is coming next, and what is already gone
Two things to keep on your radar. The Woodie's Wash Shack car wash is under construction at The Grove and will change the traffic pattern at the KRATE entrance when it opens. And the Shops added more than a half-dozen new tenants, with new brands expected to open in May, so if you have not walked Paseo since late spring, more of the space is filled in than you think.
What is already gone: the Shake-A-Salad slot at KRATE, now Green Table. Container-park addresses turn over quickly. If a favorite has been quiet for a season, it is worth checking KRATE's directory before making the drive.
The larger point for a resident is that "north of 56" is no longer a static description of what you moved next to. The retail mix at The Shops is being deliberately traded up toward national names, and KRATE is being deliberately kept messy and local. Both are working. Both are within walking distance if you cut through the right corner of the community. And both are more interesting on a Saturday than they were the last time most of us formed an opinion about them.
