Epperson's Errands Now Run Through One Corner of Overpass Road

At the entrance to the Epperson lagoon, a traffic signal now stands where a four-way stop used to be. East of it, crews have been widening Overpass Road toward Curley Road. At the Curley end, a grocery store, a coffee drive-thru, a dentist, a vet, a salon, a medical clinic and a soda shop sit within sight of one another. For Epperson, that one corner now handles much of what used to need a longer drive. The road that connects the gate to the corner is being rebuilt to carry the extra traffic.

The Light at the Lagoon Gate Came First

The work on this stretch of Overpass Road is paid for privately by Metro Development Group, Epperson's developer, not by taxpayers, Neighborhood News reported in January. The plan turns the short segment between Epperson Boulevard and Curley Road from a two-lane divided road into a four-lane divided road, adding a through lane in each direction.

Three changes affect the daily drive:

  • The signal at Overpass Road and Epperson Boulevard replaced the four-way stop at the lagoon entrance.
  • Extra eastbound lanes at Curley Road, including added left-turn lanes, let two eastbound through lanes continue straight across. That matches the layout on the Watergrass side of Curley and removes a known bottleneck.
  • A re-striped lane near the new signal. Once construction wraps up, the eastbound right-turn-only lane approaching the signal becomes another through lane.

Neighborhood News said the work would be finished in 2026. The timing matters because of what has filled in at the Curley end of the road.

What Already Sits at Overpass and Curley

Not long ago, this was a quiet intersection. Here is the corner as it stands now, with addresses for anyone adding them to a phone:

  1. Publix at Innovation Springs, 32265 Overpass Road, with a Publix Liquors next door. It opened in January 2024 as one of the chain's prototype stores, Grocery Dive reported.
  2. Chick-fil-A Epperson Ranch, 7910 Curley Road, which opened May 22, 2025, according to the company's announcement.
  3. Florida Medical Clinic Orlando Health, listed at 7760 Curley Road as its Epperson/WaterGrass location.
  4. Starbucks and Clean Freak/Circle K, both open nearby on the same corner. The Circle K is at 7960 Curley Road.
  5. Chase, at 32106 Pioneering Place.
  6. The Promenade center, at 7605–7597 Triumph Ridge Point. Its three tenants are Heartland Dental, GoodVets and Ann's Salon & Spa.

The Promenade shows best how settled this corner has become. The 9,222-square-foot building went up in 2025. In late July 2026 it sold for $7.89 million in an all-cash deal, and it was fully occupied at the time, Wesley Chapel News reported. All three tenants are on new 10-year leases. For someone in Epperson choosing a dentist or a vet, that lease length is a useful detail. These businesses have signed on for the next decade, not just the next season.

The same report counts a combined 31,200 vehicles a day through the signalized corner of Overpass and Curley. That traffic explains why the widening ends at Curley. It is the busiest point on the road.

Two Drive-Thru Treats on the Same Few Blocks

The newest additions are dessert and drinks.

Swig Epperson is at 8076 Curley Road. Swig's location page lists it as a drive-thru dirty soda shop serving refreshers and treats. In June, Wesley Chapel News reported construction underway at the site. The company now posts regular weekly hours for the shop:

  • Monday through Thursday, 8 a.m. to 9 p.m.
  • Friday, 8 a.m. to 10 p.m.
  • Saturday, 9 a.m. to 10 p.m.
  • Sunday, 11 a.m. to 7 p.m.
  • Thanksgiving Day, 10 a.m. to 6 p.m.

Swig notes that hours can change on holidays, so check that page before a Thanksgiving afternoon run.

Andy's Frozen Custard is coming to Epperson Ranch Town Center, on Overpass Road just west of the Chase branch near Curley Road. Pasco County approved its site-development permit Sept. 8 and issued a building permit Sept. 25, Tampa Bay Beacons reported. The plans call for:

  • A one-story, 2,098-square-foot shop on 0.8 acres
  • A 747-square-foot covered area
  • A drive-thru and a walk-up window
  • 19 parking spaces

The chain is known for cones, sundaes and its "Concretes." Both shops are built around a drive-thru, and both sit on the stretch the widening is meant to clear.

The Biggest Project Is Toward I-75

The corner at Curley handles everyday trips. The largest project on Overpass Road is further west.

Johns Hopkins All Children's Hospital is building a five-story, 56-bed pediatric hospital at 29999 Boyette Road, on a 112-acre site. The Tampa Bay Times placed it at the northeast corner of McKendree and Overpass roads, east of I-75. The Promenade sits less than five minutes away, by Wesley Chapel News' count.

The campus has a new name. On Sept. 10, Paychex founder Tom Golisano gave $40 million, the largest donation in Johns Hopkins All Children's 100-year history. The facility is now Johns Hopkins All Children's Hospital, Golisano Children's Medical Center at Wesley Chapel, the Wesley Chapel Record reported. It is the system's first campus built outside St. Petersburg.

The hospital's September announcement lists what the building will hold:

  • A 17-room pediatric emergency department
  • Four operating rooms and an infusion center
  • Sleep and gastroenterology procedure services
  • Inpatient and outpatient rehabilitation
  • 25,000 square feet of outpatient care with 36 rooms

Johns Hopkins lists outpatient clinics in cardiology, endocrinology, gastroenterology, hematology-oncology, neurology, physiatry, pulmonology, sleep medicine and surgery.

Construction is well along. The groundbreaking was March 27, 2025, and the building topped out May 8, 2026. As of September, the exterior walls, windows and roof were in place, and drywall, electrical and plumbing work was underway. The hospital says the project is on budget and on schedule to open in fall 2027. Hiring has begun.

For Epperson, this means a regional pediatric hospital and a 17-room children's ER on the road that already leads to the neighborhood grocery store. It also means the hospital's staff, patients and visitors will use the same corridor.

The Interchange That Made All of This Possible

None of this would be on Overpass Road without the interchange. The I-75/Overpass Road interchange, Exit 282, opened to traffic Jan. 18, 2023, according to FDOT. The project also widened Overpass Road to six lanes between I-75 and Boyette Road and to four lanes between I-75 and Old Pasco Road.

Across the interchange, a fourth project is still at the planning stage. Pomelo Square is a proposed 32.5-acre mixed-use development at the northeast corner of Old Pasco Road and Overpass Road. Plans marketed in 2026 show 325 apartments, 92 townhomes, 42,800 square feet of retail and a hotel pad. County land-use and rezoning measures passed Jan. 6, and engineering and permits still remain, the Wesley Chapel Record reported.

Taken together, the projects have built Overpass Road from both ends. The state built the interchange first. The Curley corner filled in with tenants on long leases. The children's hospital is going up toward I-75. Epperson's developer is widening the stretch that connects the lagoon gate to the corner, the one piece in between.
