If it feels like there's a new sign, a new crane or a new "coming soon" banner every time you drive SR 54, you're not imagining it. East Pasco is growing, and some of the biggest decisions were made in just the last few weeks.
Here are seven projects worth knowing about, from Zephyrhills to Dade City. For each one, I've separated what's actually approved from what's still just a plan, because that difference matters when you're buying, selling or just trying to plan your commute.
The quick version
Project | Where | Status | Timing |
|---|---|---|---|
24/7 medical helicopter | Zephyrhills Municipal Airport | Approved Oct. 20 | Five-year agreement |
Bauducco drive-thru bakery | Zephyrhills | Planned | Slated for July 2027 |
New sidewalks | 6th Ave./Airport Rd. & Zephyr Heights | Under construction | About 6 months from Nov. 2 |
District Park expansion | Tupper Rd., Wesley Chapel | Land purchase approved | Phased through early 2030 |
New restaurants | Wesley Chapel Blvd. & Wiregrass Ranch | Open or under construction | Rolling openings |
330 apartments + Pomelo Square | SR 52 & Overpass Rd. | Under construction / zoning approved | Pre-leasing spring 2027 |
Record budget, lower rate | Dade City | Adopted | FY 2026–27 |
1. A 24/7 medical helicopter is coming to the Zephyrhills airport
Status: Approved
On Oct. 20, Pasco County commissioners unanimously approved a five-year partnership with Med-Trans for an emergency medical helicopter. It will run around the clock from Zephyrhills Municipal Airport, giving Pasco its own county-based air ambulance.
Why it matters: Faster emergency transport for East Pasco residents, based right in our backyard. It's a real quality-of-life upgrade for a fast-growing part of the county.
2. Bauducco is bringing its first U.S. drive-thru bakery to Zephyrhills
Status: Plant open · bakery planned
The Brazilian bakery opened its largest U.S. manufacturing plant on 72 acres at the Zephyrhills Airport Industrial Park in June. The roughly $200 million facility is hiring in phases toward about 600 jobs. Next, Bauducco plans its first U.S. restaurant, a drive-thru bakery in a former Wendy's in Zephyrhills, slated for July 2027.
Why it matters: Hundreds of jobs close to home, so fewer long commutes toward Tampa. And eventually, panettone on the way to work.
3. New sidewalks along 6th Avenue/Airport Road and in Zephyr Heights
Status: Under construction
The City of Zephyrhills started sidewalk construction on Nov. 2, and the work is expected to take about six months. See the city's project update →
Why it matters: More walkable streets near downtown and the airport. It's the kind of everyday upgrade buyers notice on a showing.
Heads-up: Plan a few extra minutes through these work zones until spring.
4. Wesley Chapel District Park will nearly double in size
Status: Land purchase approved · design not yet funded
Pasco commissioners approved a $16 million purchase of about 156.5 acres on Tupper Road, northeast of I-75 and Wesley Chapel Boulevard. Wesley Chapel District Park opened in 2007 and has been at capacity for years.
The county will buy the land in four phases of about 39 acres each, at $4 million per phase, through early 2030. Money to design and build the new amenities hasn't been set aside yet.
Why it matters: More fields and green space for one of Pasco's busiest parks. It's also 156 acres that won't become another subdivision.
5. A wave of new restaurants in Wesley Chapel
Status: Some open · others under construction
- The Hub at Lexington Oaks just celebrated its grand opening with more than a dozen tenants, from Kyiv cake to indoor golf. [Read our full guide to The Hub →] (internal link to Blog 1)
- Little Greek Fresh Grill, Olive Garden and Seasons 52 are all under construction along the south end of Wesley Chapel Boulevard. No opening dates have been announced.
- Tiên's Sandwich, a family-owned banh mi and boba shop at 2557 Mansfield Blvd. in Wiregrass Ranch, is targeting a November opening.
Why it matters: More places to eat close to home, and more reasons people choose Wesley Chapel over the drive into Tampa.
6. More housing along SR 52 and Overpass Road
Status: One under construction · one zoned, not yet built
- Springs at Abbey Crossings broke ground on 330 apartments near SR 52 and McKendree Road. It's part of the 245-acre Abbey Crossings mixed-use development, with pre-leasing expected in spring 2027.
- Pomelo Square, at Old Pasco and Overpass roads, received land-use approval in January. Marketing plans show 417 homes, retail space and a possible hotel. No construction start or tenants have been confirmed.
Why it matters: The SR 52 corridor is one of Pasco's fastest-growing areas. New rooftops shape traffic, shopping and home values for everyone nearby.
7. Dade City's biggest budget ever, with a lower tax rate
Status: Adopted
Dade City commissioners adopted an $84.5 million budget for 2026–27, the largest in city history and driven mostly by infrastructure projects. They also set a rolled-back millage rate of 6.2322, down from 6.662.
Commissioners are also moving forward on a temporary pause on data center applications inside city limits while staff write rules for them.
Why it matters: Infrastructure investment with a lower rate, and a city deciding on purpose what kind of growth it wants.
And one that's not coming
The long-rumored Hooters next to the Harley-Davidson dealership on Wesley Chapel Boulevard is officially off the table.
